Room in Auraria Student Lofts (14th and Curtis) $740 1bd
I'm a sophomore at UC-Denver, staying at the Auraria Student Lofts. I love the building and especially love the location, but I'm moving to Montana for spring semester. I have a lease that runs through August 2013, though a June exit could probably be negotiated. You'd have to do the negotiating though, and I can't make any promises. I have one bedroom in a 2 bedroom apartment on the 21st floor, city view. Rent is 739 a month plus utilities, total is about 785. Security deposit is 250. Apartment and room are fully furnished. You do have to be an Auraria Campus student. Parking is not available in the building (garage is being renovated), but the Convention Center lot is only a block away and is 120 a month (If you ask nicely, I can throw in a pass good through Dec. 26 or so when we sign the sublet agreement). There's a laundry room on the 18th floor with lots of machines, and it costs 1.25 per machine per cycle. It's a very safe environment. You need an electronic key to work the elevators at any time and to enter the building when the office is closed. On weekend nights there's a security guard in the lobby. It's not a particularly loud building, but there's a pretty good social life set up by the community. My room is extremely quiet, since it's a corner unit. The view is absolutely fantastic. Plus you can't beat the location. The 16th St Mall is only a couple blocks away, so retail and food opportunities are nearly unlimited. It's a five minute walk to campus, and a lightrail stop is a block away, plus a bunch of bus stops on 15th.
My roommate is a very easygoing sophomore at UCD. He would of course have the final decision on who gets my room. The building doesn't allow pets, and smoking is outdoors only. My roommate doesn't smoke, and would prefer someone else who doesn't. NO 420.
I'm moving the first week of January, but I'm planning on spending winter break at my parents, so the apartment will be available around December 15th (rent would be pro-rated, of course). If it works better for you, I can move out as soon as December 1st. I'd consider an even earlier date if you really really need it. I happen to know the waitlist for this building is pretty long, so this is a good opportunity. If I get a quick enough response and you're a good enough fit, I would consider letting you keep the security deposit ($250). That also depends on how expensive my next apartment winds up being.
