Room for Rent, close to colleges, utilities included & must love dogs (E Skyline Pkwy) $450 1bd 1000sqft

I'm a young professional male, 27 with a great golden retriever puppy named Levi. Levi is a very friendly well behaved puppy that is already house trained. I own the 2 bedroom, 1 bath house just down from the Copper Top church. I'm looking for a college student or young professional, non smoker to move in January and stay through May or the summer. I will be finishing grad school by August and then looking to leave Duluth. My girlfriend recently got a job in New York and she will be moving out in January. I will be following her to the east coast after graduation in August. I might sell the house or continue to rent it out. I'll be traveling a bit on about half the weekends so I need someone I can trust. I will not require a specific length of renting but the longer one can commit through the summer, the better. I would appreciate one months notice when one does leave. I will require a security deposit of $450 which will be returned with simple interest at the time departure barring any damages. The room is a spacious 10 x 10 with a 5 foot walk-in closet. The rest of the house is fully furnished and utilities are covered (I have high speed internet with cable). There is one full bathroom. There is a deck and patio in the backyard which are 99% completed and a grill for use along with the other common areas. Laundry and storage are available in the basement. I have an extra pair of split box springs for a queen mattress which is the biggest size a mattress could get up the stairs.
